What is the lease renewal process?

We will notify you approximately 90 days before your lease expiration with renewal options. To renew, sign your renewal agreement online or contact the leasing office.

What happens if my preferred apartment becomes unavailable?

Our leasing team will present you with comparable alternatives matching your preferences for size, floor and view.

How long will the apartment I want be available?

Availability changes quickly! We recommend submitting your application and submitting deposit as soon as possible. Contact our leasing office for current availability.

Can I request a specific floor or location?

Yes! We will do our best to accommodate requests for top floor, pool-facing, or ground floor based on availability. Let us know your preferences when you apply.

What condition will my apartment be in at move-in?

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new condition. Please complete your move-in inspection within 24 hours.

What is the typical ceiling height of your apartments?

Apartments at The Grand at Market District feature 8-foot ceilings throughout.

Will I be able to see the actual apartment that I will be renting?

We make every effort to show you the exact apartment home you will be leasing however, if it is still occupied or undergoing preparation, we will gladly tour you through a comparable model home until your apartment is ready for viewing closer to your move-in date.

What size apartments do you offer?

We offer 2-bed and 3-bed homes ranging from approximately 850 to 1300 sq ft. Visit our floor plans page to explore all options.

What times are available for tours, and what options are there?

Tours are available during leasing office hours: - Monday-Friday: 10:00 AM to 5:30 PM - Saturday: 10:00AM to 3:30PM Walk-ins welcome; however, we recommend scheduling in advance here. At the Grand at Market District, we offer: - In-Person, Guided Tours: Meet with a leasing professional. - Virtual Tour: View our community online anytime here.

Do you offer by-the-bed leasing or individual leases?

No. Our apartments are leased as a whole unit rather than by the bedroom. Rent is charged for the entire apartment, and residents are collectively responsible for the full monthly rent under the lease agreement.

Do you require renter's insurance?

YES. All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen. If you do not provide proof of your own coverage, you are automatically enrolled, at the cost $16.95 per month.

Is my security deposit fully refundable?

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

Do you require a security deposit? How is it determined?

Yes, a security deposit is required and is determined based on the results of our third-party screening process. Approved applications require a minimum security deposit of $500, with the final deposit amount varying based on screening results.

What is your move-out process?

Prior to move-out, please return all keys and access cards, and ensure your apartment is cleaned. Your security deposit will be processed within 30 days per state law.

What is your move-in process?

On your move-in day, you will stop by the leasing office to pick up your keys and complete a move-in inspection checklist. All move-in costs must be paid in full prior to receiving your keys. Submit your move-in inspection within 24 hours of arrival.

What is the notice requirement to terminate my lease?

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

Is there a preferred employer program? If so, who are the preferred employers?

Yes. We offer 5% off rent + waived App & Admin fees for employees of: Hyundai Motor Group, Bulloch County Board of Education, East Georgia Regional Medical Center, Ajin USA, Georgia Southern, Ogeechee Technical College, Walmart Distribution, Great Dane, Briggs & Stratton. Contact our leasing team to learn more about your exclusive benefit.

What lease terms are available?

Our current available terms include 13 and 24 months. Contact our leasing office for pricing by term length.

Do you offer short-term leases?

No, The Grand at Market District does not offer short-term leases.

What is acceptable proof of income?

We accept:  - Two most recent pay stubs  - Most recent two tax returns (self-employed)  - Official offer letter on employer letterhead   - Bank statements from the last three months

What income is required to qualify?

Applicants must have a combined household income of at least 3x times the monthly rent. For example, for a $1,425 apartment, a minimum income of $4,275 per month is required.

What all do I need to apply?

To complete your application you will need: - A valid government-issued photo ID - Proof of income (see acceptable income sources above) - Application fee of $90 per adult applicant.

How long does it take for an application to get approved?

Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.

What does the application and leasing process look like?

Applying at The Grand at Market District is simple! Browse our available floor-plans here, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Utilities & Payments

Is maintenance offered?

Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.

How do I submit a maintenance or service request?

Submit requests through the resident portal mobile app, or call our leasing office at 912-681-3888. For after hour emergencies, contact the leasing office and it will direct your call to our on-call maintenance provider.

How long is the average maintenance request?

Standard requests are typically completed within 1 to 2 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

Who do I set up electricity with?

Electricity at The Grand at Market District will be set up with Georgia Power. We recommend doing this at least 1 week before move-in.

Is Wi-Fi available in common areas?

Yes. Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.

Who are the internet providers?

Internet service is available through PAVLOV. For internet issues contact: 888-472-8568.

Is the community wired for high-speed internet?

Yes. The Grand at Market District is wired for high speed internet.

When/How should I set up my utilities?

We recommend setting up utilities at least 1 week before move-in: - Electricity: GEORGIA POWER

Can I break my lease? If so, what are the stipulations?

Early termination is possible with required 60 days written notice. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office.

What other fees am I responsible for?

In addition to monthly rent, residents are responsible for utilities, amenity fee, pet fees/rent [OPTIONAL], Electric Common, Service Fee, Credit Reporting [OPTIONAL], and Renters Insurance [OPTIONAL].

When is rent considered late?

Rent is due on the 1st of each month. A late fee of 10% of your monthly rent will be applied if rent is not received by 5th at 11:59 PM.

How do I pay rent?

Rent can be paid securely through the resident portal online or through our mobile app using debit, credit, or ACH bank transfer. OPTIONAL: Payments may also be made via moneygram. Ask the leasing office to send you instructions with your account number and receiving code.

Inside Your Home

What happens if something breaks in my apartment?

Submit a maintenance request through the resident portal mobile app as soon as possible. Our team will address it within 1-2 business days. For urgent issues (e.g. water leak, HVAC failure), call 912-681-3888 immediately.

Can I have shelves, curtains, posters, etc.?

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Can I paint my walls?

Yes. Any approved colors must be returned to the original wall color at move-out, or a repainting fee will apply.

Can I sublet my apartment or put it on Airbnb?

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Do apartments have patios/balconies?

Apartments at The Grand at Market District do not have patios/balconies.

What finishes and appliances come standard?

All homes at The Grand At Market District include: - Stainless steel refrigerator, range, dishwasher, microwave - Granite countertops - Wood-style plank flooring in living areas - Subway tile backsplash

Do your apartments have in-home laundry?

All homes at The Grand at Market District include a full-size washer and dryer.

Do you offer furnished or corporate apartments?

We do not offer furnished apartments, but our team can recommend local furniture rental services.

Amenities

When will I get access to amenities after move-in?

You will have full access to all amenities beginning on your move-in date. Your amenity key will be activated at your move-in appointment.

Are there quiet hours?

Yes. Quiet hours are 10:00 PM to 6:00 AM.

Where do my packages get delivered?

Packages are delivered to the LUXER package lockers in the clubhouse.You will receive a notification when ready for pickup. You can also notify carriers to deliver them to your front door.

Where do I take my trash?

Valet Trash service is provided at the community Sunday through Thursday evenings for your convenience. In addition, a trash compactor is available between Buildings 2 and 3 for disposal outside of valet service hours.

Does the community offer on-site recycling?

No, The Grand at Market District does not offer recycling services.

Do you offer reserved parking?

No, The Grand at Market District does not offer reserved parking.

What is the parking like?

There is open-surface parking available at no additional cost for all residents.

Do you have elevators?

No. There are no elevators at The Grand at Market District.

Do you have outdoor spaces or green areas?

Yes! The Grand at Market District features a fishing pond with dock, dog park, playground, fire pit, pickleball court, pool with grilling stations and outdoor kitchen with gazebo. Additional space for beer garden is also coming soon!

Is the pool open all year?

Yes, the pool is open all year round. Pool hours may vary based on the season. Check your resident portal or contact the office for updates.

What are the pool hours?

The pool is open seven days a week, from sunrise to sunset . Hours may be adjusted seasonally -- check the resident portal or contact the office for updates

Can I reserve the clubhouse for a private party/event? If so, is there a cost?

No.The Grand at Market District does not allow residents to reserve the clubhouse for private events.

What are the clubhouse hours?

The clubhouse is open Monday - Friday 10AM to 6PM and Saturdays 10AM to 4PM. Fitness center hours: 24/7 with key fob access.

What are the rules for the clubhouse amenities?

Rules and guidelines for each amenity area are posted throughout the community and may vary by amenity. Residents are asked to review and follow the posted rules to help ensure a safe and enjoyable experience for everyone.

What amenities does your community offer?

The Grand at Market District currently offers a Resort-style pool with cabanas, brand-new BBQ station, pickleball, Fire pit area, upgraded playground, dog park with agility stations, waterside picnic area, fully stocked fishing pond, yoga and cycle studio, renovated fitness center and clubhouse with multiple co-working spaces. Pet & Guest Policies

How long can a guest stay with me?

Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.

Is there guest parking?

No, there is no designated guest parking at The Grand at Market District.

Can I bring guests to the pool and other amenity areas?

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

What is your pet policy?

We welcome both cats and dogs, with a maximum of two pets permitted per apartment home. A $300 pet deposit is required for each pet, along with a monthly pet rent of $25 per pet. Please note that breed and weight restrictions apply.
